Talk to me before you book anything in Gurugram.
I'm Abhishek Bhardwaj. I've closed 200-plus property deals in Gurugram since 2021, the city I was born in, and before that I spent 15 years in supply chain, the last of it running it for an automotive company. I read a flat the way I read a supplier: what's missing, what doesn't add up, and who benefits if you don't notice.
You pay me on resale and advisory work, so I work for you. On a new launch or a purchase direct from the builder, the builder pays me and you pay nothing; I tell you which is which before we visit.

Four ways in
Buy with me
₹20,000 intent fee, adjusted against my 1% at purchase. We sit down, I write your 2-page brief, you get 3 to 5 options with the reason each one is there, and I'm on every site visit until you choose.
Second opinion
You've shortlisted one. ₹10,000, and I tell you buy, avoid or wait, in writing. Two or more, ₹20,000 for the full audit and a ranking.
Sell with a mandate
Exclusive at 1.5% to 2%, open alongside other brokers at 1%. Nothing until it sells.

Why a buyer paid ₹20,000 and then walked away
In August a buyer came to me who'd already put ₹2 lakh token on a ₹5 crore apartment. He'd opened 15% below the asking price and the seller had agreed almost at once, and that was the part that worried me. The flat was already on my radar: the owners had separated, the husband was selling on a power of attorney his wife had signed when they still planned to sell together, and that POA was being challenged in court. His broker knew and said nothing. I told him to walk. He got his ₹2 lakh back, and that apartment is in litigation today.
