    Why a buyer paid ₹20,000 and then walked away

    In August a buyer came to me who'd already put ₹2 lakh token on a ₹5 crore apartment. He'd opened 15% below the asking price and the seller had agreed almost at once, and that was the part that worried me. The flat was already on my radar: the owners had separated, the husband was selling on a power of attorney his wife had signed when they still planned to sell together, and that POA was being challenged in court. His broker knew and said nothing. I told him to walk. He got his ₹2 lakh back, and that apartment is in litigation today.
