Roots to Registry

Choose the right home in 4 visiting days or fewer, and leave everything from the papers to the registry to me.

Fastest buyer: 1 visiting day. Most: by the 3rd. Longest: 4.

What goes wrong when families buy in Gurugram

    • The listed price is made up, and nobody tells you what the flat next door actually sold for.
    • The papers look fine until they don't: a missing original, a power of attorney under dispute, a loan nobody mentioned.
    • Every broker shows you what pays him the most.
    • 30 site visits later, the family still can't agree.
    • A possession letter, but no OC.
    • An EMI that looks fine until a job wobbles.
    • A seller who says yes too fast, and nobody asks why.

One fee, the same for every kind of property, paid on the day I hand over your registered deed. Nothing else to pay me or anyone else.

    Who pays me

On a new launch or an under-construction unit bought from the builder, the developer pays my brokerage and you pay me nothing. In every other case, my fee is the same for every kind of property, from a Rs 50 lakh shop to a Rs 50 Cr land parcel: a Rs 20,000 engagement fee to start, then 1.5% all-inclusive on the day I hand over your registered deed.

    My promise

Your brief and first 3 to 5 options reach you within 2 working days of our sitting. If, within the first 2 visiting weekends, I can't show you at least 3 homes that meet the non-negotiables we locked together, I'll tell you plainly and return your Rs 20,000. This holds when you keep the weekends, everyone who decides comes on the first visit, and you reply within 24 hours.

Why I ask for Rs 20,000 first

I'll be honest with you. Many buyers have sat with me for the briefing, taken my brief, visited property after property with me, and then gone quiet and bought something else through someone else. They walked away with the knowledge, and I walked away with nothing. That's why I now ask for a Rs 20,000 engagement fee before we start: it shows me you're serious, and from that day my research and my weekends are blocked for your search only.

On a Rs 3 Cr home, Rs 20,000 is less than 0.1% of the price. The token you give a seller is usually Rs 2 to 5 lakh, and one missing paper or one disputed power of attorney can put that whole amount at risk.

The Rs 20,000 engagement fee is not refundable. It comes off my 1.5% when you buy through me. If you end up buying from a builder, where the developer pays me, the Rs 20,000 stays as the fee for the search, the brief and the visits. The only time it comes back is if I break my promise.

    What I need from you

    • 3 consecutive weekends, Saturday or Sunday, with 3 to 4 hours for visits each weekend.
    • Everyone who decides (your spouse, your parents, whoever is putting money in) on the first visit itself.
    • A reply within 24 hours when I send you options, because good inventory in Gurugram moves in days.

Weekends are booked in the order engagement fees come in. Your engagement covers 8 weeks from your brief. A search that breaks for weeks starts again from zero, because the homes we liked get sold.

    Not the right fit if

If what you want is a long list of options to keep on your phone, I'm probably not your person. I work with a short list and I go deep into it.

If you can only reply when it suits you, over days or weeks at a time, the search will stall. Gurugram doesn't wait.

Before we start, please make sure you can give the search 3 consecutive weekends. The rhythm is what wins you the right property.

The flat I told a buyer to walk away from

In August a buyer came to me who'd already put Rs 2 lakh token on a Rs 5 crore apartment. He'd opened 15% below the asking price and the seller had agreed almost at once, and that was the part that worried me. The flat was already on my radar: the owners had separated, the husband was selling on a power of attorney his wife had signed when they still planned to sell together, and that POA was being challenged in court. His broker knew and said nothing. I told him to walk. He got his Rs 2 lakh back, and that apartment is in litigation today.

    Selling

Exclusive mandate at 1.5% to 2%, or open mandate alongside other brokers at 1%. Paid only when it sells. Nothing upfront.
